Why Arlington homes get animals in the attic

Arlington grew fast after the Mathews Bridge opened in 1953. For about two decades it grew faster than any other part of Jacksonville. That means much of the housing here is now 50 to 70 years old: ranch homes with wood soffits, gable vents, roof returns and original roof penetrations that have had decades to rot, warp and pull apart.

Then look at the setting. The St. Johns River runs along the west and north, the Arlington River along the south, and Intracoastal marsh along the east. The Timucuan Preserve surrounds Fort Caroline, and mature live oaks shade most streets. The result is a lot of wildlife living within a branch's reach of a lot of aging rooflines.

Common entry points on older Arlington homes

  • Gaps where the soffit meets the fascia, especially at roof returns and corners
  • Gable vents with torn, rusted or missing screens
  • Rotted fascia boards hidden behind gutters
  • Gaps around plumbing vent stacks and old roof penetrations
  • Seams where later additions, porches or carports tie into the original roof
  • AC line sets, cable lines and dryer vents passing through block walls

Rat removal in Arlington: why trapping alone doesn't work

Here's a story we hear a lot: the homeowner has been setting snap traps for weeks and still hears scratching overhead at night. Trapping removes the rats that are already inside. It does nothing about the next ones.

In Northeast Florida attics, the problem is almost always the roof rat. It climbs well, travels along oak limbs, power lines and fences to reach the roof, and can fit through a gap about half an inch wide, roughly the size of a quarter. On a 60-year-old roofline, gaps like that are common.

How we get rid of rats for good

  1. Find every entry pointWe inspect the whole house: roofline, soffits, vents, foundation and attic. Not just the spot where you heard noise.
  2. Seal the houseWe close every gap with durable, rodent-resistant materials, not spray foam alone.
  3. Trap what's insideWe set traps in the attic and check them on a schedule until activity stops.
  4. Clean and sanitizeWe remove droppings and soiled insulation, then apply a biological enzyme treatment. It breaks down the scent trails that lead new rodents straight back to your house. Many companies skip this step.

Squirrels, raccoons and bats in Arlington

Gray squirrels

Squirrels chew through soffits and roof returns, especially in late winter and again in late summer, when females look for a safe place to nest. We use one-way doors so squirrels can leave but can't get back in, then permanently seal the opening. Squirrel removal details.

Raccoons

Raccoons are strong enough to tear open soffits and roof vents. In spring, females den in attics to raise their young. Every raccoon job includes a check for babies so none are left behind, followed by repairs to the damaged area. Raccoon removal details.

Bats

The river and marsh edges around Arlington produce a lot of insects, and bats follow. They roost behind shutters, under roof tiles and in attics. Florida law protects bats during maternity season, April 16 through August 14, and exclusion isn't allowed in that window. Outside it, we install one-way exclusion devices so the bats leave on their own, then seal the openings. Bat removal details.

How much does wildlife removal cost in Arlington?

Price depends on the job. One raccoon in a one-story ranch home is a very different job from a rat colony in a two-story house with years of droppings in the insulation. That's why we inspect first, for free, and give you a written price before any work starts.

What drives the price

  • The type of animal, and how many
  • How many entry points need to be sealed
  • Roof height, pitch and material
  • How much attic cleanup or insulation replacement is needed
  • Whether you add an ongoing protection plan

A warranty that actually holds

Many wildlife warranties come with fine print. Ours is simple. The only things that void it are a roof replacement or an act of God, like a hurricane or fire. Animals getting back in, new scratching in the attic, or a repair that needs another look are all covered.

What Jacksonville customers say

“We discovered that we had hundreds of bats living in our attic and called a few different places to remediate the problem. Coastal was the only one that offered an extensive cleaning solution… After properly closing all of the access holes in our house, they did an extensive cleaning job.”

David S., Google review, 5 stars

“Our issue was a racoon that decided to invade our attic, take up residence, and build a nest. It was a difficult spot to access, due to location high up under a 2 story eave in an older home… Potential entry points are now secured as well as can be done with our older home, and we feel we made the right decision hiring Coastal.”

Arlington wildlife removal FAQs

Do you serve all of Arlington?

Yes. We cover Greater Arlington from the St. Johns River to the Intracoastal Waterway, including Old Arlington, Clifton, Arlington Hills, Lake Lucina, Holiday Hill, Woodland Acres, Fort Caroline, Hidden Hills, Beacon Hills, Regency and Sandalwood (ZIP codes 32211, 32277 and 32225).

How quickly can you get to my house in Arlington?

We schedule by route and respond promptly. If an animal is inside your living space, tell us when you call. Those calls get priority scheduling.

How much does rat removal cost in Arlington?

It depends on how many entry points the house has, roof height and pitch, and how much attic cleanup is needed. We don't quote blind over the phone. The inspection is free, and you get a written plan and price before any work starts.

Why do rats keep coming back after I trap them?

Trapping removes the rats already inside, but it doesn't close the gaps they used to get in. A roof rat can fit through an opening about half an inch wide, and older Arlington homes often have several. New rats keep moving in until every gap is sealed.

Can you remove bats from my house in the summer?

Not by exclusion. Florida bat maternity season runs April 16 through August 14, and exclusion isn't allowed then because flightless pups would be trapped inside. We can inspect and plan the job during that window, then install one-way exclusion devices once the season ends.

Do you clean the attic after the animals are gone?

Yes. We remove droppings, nesting material and contaminated insulation, then treat the area with a biological enzyme that breaks down the scent trail other animals follow in. We can also replace the insulation with TAP pest control insulation.

Is the work guaranteed?

Yes. Our warranty covers animals getting back in, new noises and the repairs we made. The only things that void it are a roof replacement or an act of God such as a hurricane or fire.

Do you offer regular pest control in Arlington too?

Yes. We offer quarterly pest control, termite protection and mosquito control, plus plans that bundle pest control with wildlife protection under one company.
